A 53-room new development in one of Miami’s most creative neighborhoods, Sense28, partnered with Minoan to source FF&E and OS&E from the ground up – bringing a fully realized guest experience to life through design, sourcing, logistics, and install.
Step into Miami’s Edgewater neighborhood, where Biscayne Bay meets the Design District and the city’s creative energy spills onto every block. Here, on NE 28th Street, Sense28 has opened its doors; a coastal contemporary boutique hotel by AvantStay that blurs the line between residential ease and elevated hospitality.
Conceived as a 53-unit new development, Sense28 was designed for the way people actually move through Miami today: groups, longer stays, brand off-sites, and the kind of trips that ask for more than a standard hotel room. Warm neutrals, open layouts, and private terraces invite the outdoors in, while a rooftop pool, fitness center, staffed lobby, and AvantStay Concierge layer on the polish of a high-end property. Every suite is anchored by a fully equipped kitchen, in-unit washer and dryer, and the thoughtful details that turn a stay into something closer to home.
AvantStay built its name on reimagining group travel; engineering technology, design, and service into a hospitality experience that scales without losing its soul. Sense28 marks one of the brand’s most ambitious expressions of that philosophy yet: an entire property built from the ground up, where every finish, fabric, and operational detail had to align with a single, cohesive upscale vision.
That’s where Minoan came in. What began as a partnership to source furniture, fixtures, and equipment (FF&E) quickly expanded to encompass operating supplies and equipment (OS&E) as well, covering the full sweep of items that make a hotel feel complete. Minoan’s in-house design team created custom mood boards for each space, helping AvantStay establish a cohesive, upscale aesthetic across guest rooms, common areas, and amenity zones. From there, the team sourced contract-grade FF&E and OS&E across a wide range of trusted brand partners, balancing design vision against the durability demands of a high-traffic hospitality environment.
Logistics followed. Minoan coordinated delivery directly with the project team, sequencing furnishings and operational essentials into the warehouse so install could move on schedule. And when it was time to bring it all together, Minoan’s team was on-site, overseeing installation and ensuring every space matched the original vision.
Looking ahead, Sense28 is positioned to become a flagship for AvantStay’s continued evolution in the boutique hotel space – and a proof point for what’s possible when design, sourcing, and operations are stitched together by a single, deeply engaged partner. With more new developments on the horizon, the team is carrying the lessons of Sense28 forward: a sharper standard for what an AvantStay property can feel like, and a clearer playbook for how to build one.
